This Renting Policy applies to all short-stay bookings made through or in connection with the website available at carlosjackson.co.uk (the “Website”).
The Website is operated by CJ LONDON SERVICES LTD (Company No. 15326470), registered in England and Wales.Registered office: Flat 33, Providence House, Providence Place, Maidenhead, England, SL6 8BF.
It forms part of your agreement with us and should be read together with our Terms & Conditions and your Booking Confirmation.
A booking is only confirmed when we send you a written Booking Confirmation.
Until a Booking Confirmation is issued, requested dates may be offered to other guests.
Booking deposit (to confirm the booking):
• Where a booking deposit is required, we will send you payment details by email or message after we review your request. Your booking will only be confirmed once the required booking deposit has been received and we have issued a Booking Confirmation.
• If the booking deposit is not received by the stated deadline, we may treat the request as cancelled.
• Whether a booking deposit is refundable, and any conditions or deductions that may apply, will be stated in your Booking Confirmation and/or in our written communications with you.
Security deposit (if applicable):
• In some cases, a refundable security deposit may be required to cover potential damage, missing keys or excessive cleaning.
• If a security deposit is required, we will notify you by email or message, and it must be paid by the deadline stated (typically before check-in).
Cancellation, changes and any refunds will depend on the terms stated in your Booking Confirmation (and, where applicable, this Renting Policy).
Your right to cancel, and any refund available, will depend on:
• when you cancel in relation to your check-in date
• the specific cancellation terms shown in your Booking Confirmation.
If you wish to change your dates, number of guests or other key details, please contact us as soon as possible. Changes are subject to availability and to our agreement, and may affect the price.
If we must cancel or significantly change your booking for reasons beyond our reasonable control (for example, serious maintenance issues or safety concerns), we will try to offer an alternative stay or, where appropriate, a refund of amounts already paid in line with the applicable terms.
Standard check-in and check-out times will be stated in your Booking Confirmation.
Early check-in or late check-out is subject to prior agreement and may incur an additional charge.
You agree to:
• vacate the property by the agreed check-out time
• return all keys or access devices as instructed.
We reserve the right to access the property during your stay (on reasonable notice where possible) for safety, maintenance or inspection purposes.
You agree to use the property only for private, residential accommodation and not for any commercial purpose.
You must:
• respect our house rules and any instructions provided on arrival
• keep noise to a reasonable level, particularly during evening and night hours
• not smoke inside the property (unless explicitly allowed)
• not bring pets unless this has been agreed with us in advance
The maximum number of guests staying overnight must not exceed the number stated in your Booking Confirmation without our prior written consent.You are responsible for the behaviour of all guests and visitors at the property during your stay.
Additional rules:
• No parties, events or loud gatherings are allowed.
• We only offer short-stay bookings. The maximum length of stay is 30 nights per booking.
• Guests may be required to provide a valid government-issued photo ID before or at check-in.
• The number of overnight guests must match your Booking Confirmation. Additional guests are not permitted without our prior approval.
You must take reasonable care of the property, its furniture, fittings and equipment.
You agree to:
• report any damage, loss or breakage to us as soon as reasonably possible
• leave the property in a reasonably clean and tidy condition at the end of your stay
• ensure all windows and doors are properly closed and locked when you are not in the property
We may use part or all of any security deposit (if taken) to cover:
• repair or replacement of damaged items
• excessive cleaning costs
• missing keys or access devices
Where the cost of damage or loss exceeds the security deposit (or no deposit was taken), you may be required to pay the additional reasonable costs.
We are not responsible for loss or damage to your personal belongings, vehicles or valuables, except where required by law.
You should keep your possessions secure and consider using travel insurance for your stay.
If you experience a problem during your stay, please contact us as soon as possible so we have a reasonable opportunity to put things right.
We will act in good faith to investigate and, where appropriate, address any issue raised.
Nothing in this Renting Policy limits or excludes any rights you may have under applicable consumer law or any liability that cannot be limited or excluded by law.
