Submitting a booking request through the Website does not automatically create a confirmed booking or a binding rental agreement.

A booking is only confirmed when we expressly accept your request (for example, by email) and provide you with confirmation of your stay and any specific booking terms (a “Booking Confirmation”).

Your Booking Confirmation and our Renting Policy will set out important details, including:

• dates of stay

• number of guests

• price and payment terms

• check-in and check-out times

• house rules and other conditions of your stay

In the event of any conflict between these Terms and the Booking Confirmation or Renting Policy, the Booking Confirmation and Renting Policy will normally take priority for the relevant stay.

4. Eligibility and your responsibilities

By making an enquiry or booking request, you confirm that:

• you are at least 18 years old

• you have authority to enter into an agreement on behalf of yourself and any guests included in the booking.

You agree that:

• all information you provide to us (for example, through a contact or booking form) will be true, accurate and complete

• you will promptly inform us of any changes to your contact details or booking information

• you and your guests will comply with these Terms, the Renting Policy and any rules notified in your Booking Confirmation

You are responsible for ensuring that any guests included in your booking are made aware of, and comply with, all applicable rules.

5. Prices and payment

Any prices or rates shown on the Website are indicative and may be subject to change at any time.

The price, payment method and due dates for your stay will be confirmed in your Booking Confirmation or in direct communication with you.

Booking deposit (if required):Where a booking deposit is required, we will send you payment details by email or message after we review your request. A booking will only be confirmed once the required booking deposit has been received and we have issued a Booking Confirmation. If the booking deposit is not received by the stated deadline, we may treat the request as cancelled.

Security deposit (if applicable):In some cases, a refundable security deposit may also be required to cover potential damage, missing keys or excessive cleaning. If a security deposit applies, this will be stated in your Booking Confirmation and/or Renting Policy, and we will notify you of the amount and payment deadline.

6. Cancellations and changes

Cancellation, changes and refund rules will be set out in the Renting Policy and/or your Booking Confirmation.

You should read the Renting Policy carefully before making a booking request.

By proceeding with a booking, you agree to the applicable cancellation and refund terms.
